Truth-in-Housing "To-Do List"

1. Seller hires a licensed Truth-in-Housing (TIH) evaluator. (Click here for a list of evaluators.)

2. Evaluator performs evaluation of the property to be sold and writes a disclosure report.

3. Evaluator files disclosure report with Minneapolis Inspections Division within 5 business days.

4. Seller puts a copy of the disclosure report in the property so that potential buyers can see it. Seller should keep a copy of the report to give buyer at closing.

5. Inspections Division staff review disclosure report for repair/replace items. If repairs are required, a notification letter is sent to seller.

6. If no repairs are required, or if the seller completes the required repairs, TIH issues a certificate of approval to seller. Seller should make a copy of the certificate to give to buyer at closing.

7. If repairs are needed, buyer signs acknowledgment of responsibility at closing and submits it, along with a copy of the disclosure report, to TIH within 10 days of closing.

8. Closing can occur.

9. Buyer completes repairs within 90 days of closing.

10. Buyer schedules a reinspection, either with a City inspector for work needing a permit (name and number of page 2 of the permit) or the evaluator who did the initial evaluation for non-permit work.

11. Reinspection results filed with TIH office by City inspector or evaluator.

12. TIH issues Buyer Certificate of Completion to buyer, upon request.
